The Cipriani family is jumping into another branded condo development in South Florida.
Cipriani and developers 13th Floor Investments and Midtown Equities revealed plans for Casa Cipriani, a 40-key hotel, private members club and 17-story, 23-unit luxury condo tower in Miami Beach. The project, called Casa Cipriani Miami, is planned for the oceanfront property at 3611 Collins Avenue, according to a press release.
Arnaud Karsenti’s Miami-based 13th Floor Investments and Fort Lauderdale-based Opera Acquisitions paid $73 million for the property in 2023. It is home to the Westgate South Beach timeshare resort.
13th Floor, which has become one of the most active Miami development firms, brought on the Cayre family’s New York-based Midtown Equities for the project. They tapped architect Brandon Haw to design the new development.

Condos will start at about $25 million, though the pricing has not yet been finalized. Sales are expected to launch later this year, according to the release.
Midtown Equities, led by Joe Cayre, built the first Casa Cipriani in the U.S. in New York.

Cipriani has expanded in Miami since opening its well-known restaurant in Brickell. Cipriani Residences Miami, a Fortune International Group development, is under construction, and a Mr. C Hotel & Residences is planned in West Palm Beach. The family also completed the Mr. C Hotel with the Fort family, and the Mr. C Residences condo project with David Martin’s Terra, both in Coconut Grove.
Casa Cipriani Miami will include a restaurant, club lounge and spa. It’s one of dozens of branded condo developments in the pipeline in South Florida.
In Miami Beach, those planned include the Aman-branded development in the Faena District, Rosewood Residences at the Raleigh, the Auberge-branded Shore Club development and Ritz-Carlton Residences, South Beach.
