Trinsic Residential Group is gearing up to transform an old commercial lot south of downtown Plano into a transit-oriented apartment complex.
The Dallas-based firm, headed by CEO Brian Tusa, is nearing the start of construction on the $50 million Aurora Northline, a 325-unit project that will replace a lumber yard and commercial building on the site north of Bush Turnpike, the Dallas Morning News reported. The estimated construction cost comes to about $153,800 per unit.
Scheduled for completion in early 2026, Aura Northline will comprise two five-story wood-framed buildings encircling a five-story parking garage, spanning 474,000 square feet. It is located between two Dallas Area Rapid Transit rail stations and near a hike and bike trail.
Several apartments and a hotel are adjacent to the site, and Dallas-based developer KDC is at the forefront of the $2 billion CityLine campus nearby, which features offices, apartments, a hotel and retail space on a 200-acre lot.
Trinsic is no stranger to large-scale projects, with a portfolio of 7,000 Dallas-Fort Worth apartments and another 2,000 in the pipeline.
It won’t be Trinsic’s first Plano project, as it already delivered the386-unit Aura One90 apartments at 680 Executive Drive.
Plano’s transit accessibility, including the forthcoming 26-mile DART Silver Line linking the northern Dallas suburb to DFW International Airport, makes it attractive to developers.
Houston-based Hines is partnering with a site owner along the Silver Line for a mixed-use development featuring apartments, retail spaces and a pickleball facility on 7 acres, the outlet said.
